Lake homes and second properties
A lot of Pickwick property is seasonal or part-time: weekend houses, rental cabins and family places used heavily in summer and barely touched in winter. That pattern is hard on garage doors in a specific way — a door that sits closed for three months does not wear out, it seizes up.
The failure you want to avoid is arriving for the season and finding the door will not open, or worse, opening it once and snapping a corroded cable. If you own a property here that sits unused, it is worth having the door looked at before the season rather than during it.
If you are not on site, say so when you call so access can be arranged with whoever holds a key.
Boat, pontoon and trailer bays
Pickwick means boats, and boats mean tall openings. Storage buildings here regularly need doors well above standard residential height to clear a pontoon top, a tower or a trailer tongue.
Extra height changes the specification: the track configuration, the spring sizing for the extra weight, and the headroom the building has to give up above the opening. Measure the opening width and height and the clear space above it before you call, and tell us what actually has to fit through — that is what determines the answer.
Moisture, rust and hardware near the water
Humidity near the lake works steadily on every steel part of a door: rollers, hinges, track, the spring, the bottom fixture and the cables. Cable corrosion is the one to watch, because a cable rarely gives warning before it lets go and a door coming down on one cable is dangerous.
Bottom seals perish faster here too, and a failed seal lets water, leaves and insects under the door into a building that may sit closed for weeks. Both are cheap to deal with and expensive to ignore.
Repairs and new doors
We handle spring and cable replacement, rollers and track, damaged sections, opener faults and full door replacement. If a spring has broken, stop using the door and keep people clear until it has been seen. See repair, installation and openers.
Arranging a visit in Pickwick
Call (662) 223-0748 or email [email protected]. The details that help most are your town and road, whether the door is stuck open or closed, the approximate opening size if you are asking about a new door, and whether the property is residential or commercial. Photos taken without operating the door are often useful.
Our shop is at 5700 CR 301, Tiplersville, MS 38674, open Monday to Friday 7:30 AM to 6:00 PM and Saturday 7:30 AM to noon. Call for current scheduling and parts availability; an exact price depends on the diagnosis.
Pickwick garage door questions
Do you cross the state line into Tennessee?
Yes. The Pickwick area, Counce and Pickwick Dam are in Hardin County, Tennessee, and we do travel there. Call with your address to confirm availability and scheduling.
Can you service a lake house while I am not there?
That can usually be arranged, but access has to be sorted out in advance. Tell us on the phone who will provide access and how to reach them.
Can you fit a door tall enough for a pontoon boat?
Often, yes — it depends on the opening and the headroom above it. Measure the opening width and height plus the clear space above, and tell us what has to fit through.
