Historic properties and detached garages

Weather sealing on older buildings
Older garages tend to leak around the door rather than through it. The bottom seal hardens and stops following an uneven slab; the stop moulding down each side shrinks away from the door; and the top seal perishes where it has taken years of sun. The result is water across the floor, blown leaves, and somewhere for wasps and mice to get in.
Sealing is cheap work compared with what it prevents, and on a building where the slab is no longer level it matters more, not less — a standard seal will not bridge a gap that varies across the opening, but a deeper profile often will.
Openers
Older detached garages often still have very old openers with no photo-eye sensors. If that is your situation, replacement is worth discussing on safety grounds regardless of whether the unit still runs. See openers.
